When an individual or business purchases or builds a new building for commercial use (including leasehold improvements), the costs of that project are usually broken down into two categories: land and building. The land is not depreciated at all, while the building is usually depreciated over a 39 year time period (27.5 years for residential commercial).
A cost segregation study separates personal property from real property. This separation of assets allows property owners to accelerate the depreciation on their personal property into much faster 5, 7 and 15 year categories allowing them to gain the benefits of these deductions much quicker. This results to tremendous tax savings and increased cash flow.
In fact, the average property owner with holdings in excess of $250,000 can experience tax savings ranging around 7% - 12% of the purchase price of their building.
As a national provider of cost segregation services, we have conducted thousands of successful studies since 2001. Read what some of our clients have had to say about their cost segregation study. Our studies are fully engineered. This provides the most accurate cost allocations on the market.
We hold a no-loss record with the IRS and our clients have never had to give a single dime back. In fact, we provide ongoing IRS protection with every Texas study we conduct at no additional charge. We invite you to get a free projection of your savings and discuss it with your tax preparer.
